Westlake neighborhoods are some of the most desirable in the state of Texas, with the area’s zoning for the premier Eanes Independent School District, access to beautiful and constant-level Lake Austin, and proximity to some of the finest country clubs in the region. Austin Lake Estates
Austin Lake Estates is one of the furthest west neighborhoods in the Eanes District and has a more rural, rustic feel compared to many of its polished Eanes counterparts. Located at the back of Cuernavaca Drive in a nook of the Colorado River, homes in Austin Lake Estates can vary quite a bit in size and price and even in age, with homes dating from the mid-1920s to relatively new construction. With this range of homes, expect to find completely remodeled properties, as well as those ripe for remodeling. Residents have private access to a Lake Austin boat ramp, a community pool, and a park. Austin Lake Hills
Austin Lake Hills is just to the south of Austin Lake Estates, further inland from the south side of Lake Austin. On the far western side of Westlake, Austin Lake Hills homes can be on lots from about a quarter of an acre up to about half an acre and are more rustic in appearance than some of the more central Westlake neighborhoods. Homes can be on the small side, although there tends to be much revitalization and remodeling, leading toward larger and more luxurious properties over time, including a new construction, gated area of homes. Barton Creek West
While most homes in the Barton Creek subdivision are zoned for the Austin Independent School District, Barton Creek West stands out for its Eanes Independent School District zoning. And, generally speaking, Barton Creek West is one of the more affordable neighborhoods to gain entrance to the Eanes District. On the western tip of Westlake, another prized feature of Barton Creek West is that it has over 400 acres of its own greenbelt space, plus it is bordered by the Barton Creek Preserve, a 4,000-acre nature preserve. Its almost 400 homes were built in the late 1980s and early 1990s and can be Neocolonial in style. The neighborhood features two swim centers, tennis courts, and play areas. Bee Cave Woods
Just north of Barton Creek Square Mall is the neighborhood of Bee Cave Woods. Its location off of Walsh Tarlton Road places it in immediate proximity to Cedar Creek Elementary School, Hill Country Middle School, and within close distance to Westlake High School. It is also right around the corner from the conveniences of Bee Caves Road. Some homes in Bee Cave Woods will have city views, and some lots range up to about a third of an acre in size. Bull Mountain
Bull Mountain is an exclusive neighborhood with luxury estate homes that run well into the multi-millions. Homes of great proportion are on acreage-sized lots, and some homes feature views of downtown Austin, the Capital, the University of Texas tower, and Lake Austin. Bull Mountain is located along Toro Canyon Road, south of where it intersects with Westlake Drive. Camelot
Camelot and Camelot West are established neighborhoods conveniently located west of Capital of Texas Highway and south of Bee Caves Road (RM 2244) along and off of Castle Ridge Road. In the Eanes Independent School District, the streets in Camelot are King Arthur-themed, and its neighborhood association is named the Camelot Roundtable Neighborhood Association. Countryside
Countryside is a small neighborhood to the east of Walsh Tarlton Road between Capital of Texas Highway (Loop 360) and Bee Caves Road. Homes are from the early 1980s and are on the more affordable end of Westlake real estate. A bonus for many is that Countryside is right across Walsh Tarlton from Cedar Creek Elementary School and Hill Country Middle School and only moments from Westlake High School, all within the Eanes Independent School District. Crystal Mountain at Barton Creek
One of the most exclusive neighborhoods in central Texas is Crystal Mountain at Barton Creek. Set south of Bee Caves Road west of Capital of Texas Highway (Loop 360,) homes in Crystal Mountain have gorgeous hill country views, sprawling floor plans, and some even have Barton Creek frontage. Homes are on acreage-sized lots, upwards to equestrian ranches on over 100 acres that can have sales prices in the tens of millions. Davenport Ranch
Davenport Ranch is a luxury home neighborhood in the heart of Westlake, with entrance from Westlake Drive. The neighborhood of 500 homes is bordered by Capital of Texas Highway (Loop 360) on its western side, Lake Austin on its northern and eastern sides, and the Wild Basin Wilderness Preserve on its southern side. Davenport Ranch was created in the mid-1980s, and there are many home styles here, as well as exclusive gated sections and luxury condominiums. Green Park
Green Park is an exclusive gated enclave of 50 homesites off of Westlake Drive. With remarkable homes and acre-plus lots shaded by old-growth oak trees, the neighborhood radiates a welcoming Lake Austin lifestyle and sophisticated charm, right down to its large white stone pillars with engraved street names. The custom homes in Green Park were built mostly in the 1990s and can surpass 10,000 square feet. All have luxury features with upscale finish-outs and maintenance. Green Park also has walking trails, and some of homes in the neighborhood have views of Lake Austin. Lost Creek
Lost Creek is a large, established community in west Austin south of Capital of Texas Highway (Loop 360.) Home construction in Lost Creek began in the mid-1970s and spanned decades, with the majority of its custom homes built in the 1980s. It is common to find remodeled homes, as well as homes that have hill country views or that back up to greenbelt areas. The Lost Creek Country Club is the community’s prized amenity, with an 18-hole golf course, driving range, tennis courts, and fitness and aquatic centers. Parkstone
Parkstone is a gated community of lovely, traditional-style homes, located just to the west of Capital of Texas Highway (Loop 360) at Parkstone Heights Drive. Its location places it only ten minutes to downtown Austin, under five minutes to Barton Creek Square Mall, and only two or three minutes (one mile) to Westlake High School. The sizeable homes in Parkstone were built mainly in the mid-1990s to the turn of the century and are on roomy lots, some of which back up to the Barton Creek Greenbelt. Rivercrest
Rivercrest is a Lake Austin waterfront neighborhood of about 100 custom-built homes just west of Capital of Texas Highway (Loop 360) and off of Westlake Drive and Bunny Run. Established in the 1960s, the homes in this neighborhood range in style, with many having undergone impeccable remodeling. The heavily wooded neighborhood runs parallel to Lake Austin, and as a result, some homes have private boat docks. Rivercrest also has a community boat dock. Rob Roy is an esteemed community of almost 800 estate-sized homes between Lake Austin and the western side of Capital of Texas Highway (Loop 360.) Rollingwood
Rollingwood is a small city of about 500 homes within the general area known as Westlake. In central Austin, Rollingwood is generally bounded by Lady Bird Lake and Redbud Trail on the north, Westlake Drive on the west, Bee Cave Road on the south, and MoPac on the east. A great appeal of this community is its zoning for the Eanes Independent School District, while also still being located near the heart of Austin. Wooded, rolling hills with established trees provide the backdrop for a community that has diverse home styles and home ages, yet cohesive higher-end quality and maintenance. Rollingwood is considered a luxury community and includes such subdivisions as Dellana Hills, Hatley Park Estates, Rollingwood Park Estates, The Groves of Rollingwood, Timberline Ridge, Inwood Cove, and Village at Treemont, among others. Stratford Hills
Just west of MoPac (Loop 1) off of Redbud Trail is the exclusive community of Stratford Hills, with estate homes, wooded topography, and relative seclusion, even with prized proximity to some of the best of Austin’s outdoor life. The homes in Stratford Hills can run well into the multi-millions and are custom built, with building taking place largely from the 1990s forward. A portion of the neighborhood offers boat access to Lake Austin, and some of the homes offer views of the lake and of downtown Austin. Treemont is a charming community of about 130 homes, just west of MoPac near Barton Creek Mall. Its location makes it an ideal choice for those who want zoning for the Eanes Independent School District but still want prime access to the business and recreational districts of central Austin. The Villas at Davenport
The Villas at Davenport is a Scott Felder Homes community of luxury, Tuscan-style villas. Located off of Westlake Drive, about a half-mile south of the Loop 360 bridge, the gated community has 32 homes and beautiful lakeside views and views of the hill country. The villas are “maintenance-free,” with private lots that are professionally maintained. In the heart of Westlake, the community is within walking/biking distance of St. Stephen’s School and Austin Country Club. The Villas at Davenport is one of the newer communities in Westlake. Werkenthin (Bella Lago)
Werkenthin (also referred to as Bella Lago) is a newer neighborhood off of Cuernavaca Drive, with homes consistent in style and quality built in the 2000s by Toll Brothers. Homes in this near-waterfront neighborhood can have acreage-sized lots with mature oak trees, plus hill county or lake views. Homes at the back of the neighborhood, north of Cuernavaca, will be closest to Lake Austin. West Rim
West Rim is a community of 96 elegant luxury homes on wooded lots ranging from 2/3 to three acres, many of which offer lake or hill country views. Located off of Westlake Drive, homes in West Rim were constructed beginning in the 1980s and continued into the 1990s with additional gated sections such as the Summit at West Rim and West Rim Estates. The community is home to a private, gated park on Lake Austin, with tennis and volleyball courts, a gazebo, picnic tables, and 24 covered boat slips that are available for rental only to West Rim homeowners. Westwood is considered one of the original Westlake neighborhoods, from when the area first experienced a big growth spurt in the 1980s. Even though Westwood is a quiet neighborhood, it is very close to three Eanes Independent School District campuses – Eanes Elementary, which is about a block up Bee Caves Road, Westlake High School, which is down Westbank Drive, and Hill Country Middle School, which is down Walsh Tarlton Lane. Woodhaven
Woodhaven is considered one of the more affordable options for those who want a home that is zoned for the Eanes Independent School District.
